Invitation to Take Part in Research on Awaab’s Law

We are conducting an important study to understand how Awaab’s Law is working in practice. This law requires landlords to fix serious issues such as damp and mould promptly, ensuring homes are safe and healthy.

The research is being carried out by Verian, an independent social research agency, on behalf of the Ministry of Housing, Communities and Local Government (MHCLG).

We would like to hear from both Tenants and Social Landlords:

  • Tenants who have reported and experienced repairs under Awaab’s Law since it came into effect on 27 October 2025. This means you may have:

 

    • Reported a serious issue with your property (such as damp or mould) on or after 27 October 2025, and

 

    • Since reporting, either had the issue repaired or are waiting for it to be investigated or fixed.

 

  • Social landlords and their experiences of implementing Awaab’s Law and managing repairs under it.

What’s involved?

Tenants:

  • A short interview (45–60 minutes) online or by phone between February and the end of March 2026

 

  • You’ll receive a £50 high-street voucher as a thank-you for taking part

Social landlords:

  • A 2-hour online focus group with other social landlords between February and the end of March 2026

Why your support matters

This research will gather evidence from both social landlords and tenants to understand how Awaab’s Law is working in practice. The findings will:

Inform improvements for future phases of Awaab’s Law;

Shape policy decisions that impact social landlords and tenants across England;

Provide insights that help landlords strengthen compliance, improve tenant relationships, and reduce risk.
